Te Awa Lifecare in Cambridge is one of New Zealand’s leading Lifecare villages offering a full range of living and care options.
Te Awa Lifecare is privately owned by Terry and Mandy Pratley, Geoff and Leanne McPhail and their families. They have jointly owned and operated retirement villages for the past 30 years.
The vision for Te Awa started when Terry and Geoff were talking about what luxury lifecare could look like. They believed there was potential to create a new experience of lifecare - one set in an outstanding rural location, offering a full range of care facilities and a prosperous community. They decided to bring the vision to life and created Te Awa Lifecare for you to enjoy and make your new home.
Being involved in the day-to-day running is very important to Terry and Mandy. They choose to take a hands-on approach with the village, living on-site during the build-stage, and being involved in all aspects of the Village to ensure the standard is high. They choose the best staff for their skill and caring approach, ensuring they are always there for you.
The Village offers a wide range of two and three bedroom villas, with construction of stage two villas now underway. Smaller independent living Cottages are now also available. Our 32 bed Care Suite facility includes resthome and hospital level care. We offer comprehensive care services in our Care Cottages which include a separate bedroom. Our recently opened 12 bed secure Dementia Homestead now completes our care offering.
As a village resident, priority access will be given to our care facilities should you require a short stay or longer term care. It is reassuring to know that nursing assistance are always close by, and you can recuperate and be looked after in familiar surroundings.
The village has been designed to retain the rural landscaping with extensive lawn and garden areas that celebrate the heritage which the site offers. It is important to us that the environment has tranquil surroundings for residents to enjoy.
Management invites input from residents towards the running of their community and meet regularly with the residents to share ideas and opinions. Management respects the input that residents contribute towards the running of their community. After all, it is their home.

Te Awa Lifecare History
Te Awa is part of the history and heritage of Cambridge
Situated beside the Waikato River, with expansive open spaces, this is an ideal location to experience the rural lifestyle whilst being in close proximity to the Cambridge Village.
This land is steeped in history and heritage. For many generations and up until 1863 it was used by local tribes; Ngati Haua & Ngati Koroki Kahukura. The Pa site that exists on the property is fully respected and protected in its current archaeological form.
The history of this property will continue to be respected within the Village from the communal buildings having a barn character to them. There are a presence of wetlands and mature exotic trees throughout the site along with a home paddock of animals for all to enjoy.
All buildings are purpose built and are designed from our experience within the industry. They aim to provide living that is comfortable and of the highest quality standard.
In 1865 the first European settlers (the Arnolds) occupied the land and farmed it for many generations. Parts of it were also used as Cambridge’s first golf links from 1901-1925. The Arnolds original homestead remains on the property. This has now been restored to its former glory and will be protected as part of local history.
